We’re most well-known for our spectacular 10 acre Edwardian gardens featuring a topiary garden, rock and water garden, arboretum and rose garden.
We also have a fabulous grass maze, planted with ornamental grasses and herbaceous perennials. We are home to an extensive collection of spring bulbs, trees and shrubs including Rhododendrons, many types of Camelias and Magnolias.
The house itself is a late-Victorian Grade II listed manor house. It was originally built in 1695, rebuilt in 1878 and then extended in 1913, all for the Dawes family. We are a well-established wedding venue with new B&B facilities and have been used for many different filming projects.
Mount Ephraim has been home to the Dawes Family for over 300 years and is a lasting monument to a more graceful and leisurely age. Every time of year at Mount Ephraim Gardens brings its own distinctive pleasures and no two visits are the same.
The gardens are free to visit for Historic Houses members, but the house is available only for overnight stays, private hire and weddings.

Mount Ephraim Gardens is a privately-owned estate in Kent, featuring ten acres of Edwardian gardens, a tea room, and various accommodations. The gardens are open to the public seasonally, and the estate hosts numerous events and activities.
Opening Times
The gardens and tea room are open from April to September, Wednesday to Sunday, and on Bank Holiday Mondays, from 11am to 4pm. The 2026 season begins on 1st April. A pre-season opening in aid of the National Garden Scheme is scheduled for 29th March 2026.

Season Tickets
Season tickets for 2026 offer unlimited visits during normal opening times, a 10% discount in the tea room, and free entry to Mount Ephraim-organized garden events. Prices are:

Tea Room
The tea room operates during the garden season, Wednesday to Sunday and Bank Holidays, from 11am to 4pm. Afternoon Tea is available Thursday to Sunday, 12pm to 3pm, at £30 per person including garden entry. Bookings open mid-March 2026.

Once your booking has been received, a confirmation letter will be sent to you, which you should bring with you when you visit. No deposit is needed to secure this booking and full payment for garden entry can be paid on the day.
